Cape Town offers a wide choice of suburbs that are not only affordable but cater to all tastes and needs.

Cape Town is considered one of South Africa’s most desirable cities to live in, with many high-end properties offering mountain or coastal views. But these often come with premium price tags. The good news? There are several suburbs where homes are still priced under or just above R1.2 million — the threshold where transfer duty no longer applies.

Cape Town spans nearly 2,500 km², with only 284 km of coastline. That means the further inland you go, the more affordable homes tend to become. With a population of over 5 million, demand for housing in well-located, budget-friendly suburbs is high — especially among first-time buyers.

The northern and southern suburbs are popular affordability choices when compared to coastal or city properties. There are many developed suburbs that attract first time buyers who want to own property rather than rent, yet do not want to sacrifice their access to transport routes, retail, medical, and educational facilities, and other amenities. They also carry strong rental appeal, which makes them ideal starter homes with investment potential.
